Rolling Suds is a commercial-focused power washing franchise.
Its National Accounts team pursues contracts with property management groups, healthcare facilities and multi-location portfolios, then distributes that work to franchisees in their territories.
You build the company. Your crews do the washing.

Commercial focus. Local crews.

See what's left in your market.
Tell us where you'd build. We'll ask Rolling Suds which territories are still open and our team will follow up with the Item 19 job-size breakdown. We're paid by the franchisor. We work for you. No cost, no obligation. An inquiry does not reserve a territory.
We’ll share your contact details and requested market with Rolling Suds to ask about territory availability. No automatic marketing or SMS enrollment.
Priority available markets
Where would you build?
These are priority markets to explore, not live territory verification. Ask Rolling Suds to confirm current availability.
Pressure Washing Franchise Goals — A Founder's Perspective
Priority markets are subject to current franchisor confirmation and applicable state offering requirements. Availability can change. An inquiry does not reserve a territory.
The model
Residential fills the schedule. Commercial builds the business.
Two sides of exterior cleaning. One operating business built around crews, repeat work and larger opportunities.
Residential
HomesDecksDrivewaysPatios
Neighborhood density, referrals and repeat customers.
Recurring maintenance contracts and larger one-time projects.
Rolling Suds' disclosure document breaks out commercial and residential job sizes, for franchised outlets and for the original company. Ask us for that table. It explains the whole model.
The National Accounts Program
The corporate team sells it. You service it.
The hardest part of any commercial service business is winning the big accounts. Rolling Suds has a dedicated National Accounts team, led by Brian Wendling Jr., whose father founded the company in 1990. The team pursues enterprise contracts with national property management groups, healthcare facilities and multi-location portfolios, then distributes the work to franchisees in their territories.
You still build your own local commercial accounts, with playbooks, prospect lists and scripts to do it. National accounts are an advantage, not a guarantee of volume. Ask current owners how much of their work comes from them.

The numbers
What the disclosure document shows.
$461,1892025 average gross revenue, reporting franchised outlets
$831,7492025 average gross revenue, top third
+27.85%Year-over-year revenue growth, outlets open two years
Based on the 25 reporting franchised outlets in Item 19 of the April 20, 2026 Rolling Suds Franchise Disclosure Document. Most Rolling Suds outlets opened recently and are not yet included. Gross revenue, not profit. Some outlets have earned these amounts. Your individual results may differ. There is no assurance that you will earn as much. Review the complete Item 19, including its median, range and assumptions.
1990
Built over 30 years
One truck in 1990. 356 territories today.
Brian Wendling Sr. started Rolling Suds with one truck in Pennsylvania. No corporate backing. Just good work, repeat customers and commercial contracts that kept coming back. The family franchised the business in 2022 with Aaron Harper, formerly a franchise development leader at Belfor Franchise Group. In 2026, David Barr, a past chair of the International Franchise Association, became Chairman and CEO.
Your role
You don't hold the wand. You run the company.
Rolling Suds looks for owners who want to build a large business, not owners who want to power wash. No industry experience is required, and many franchisees come from corporate backgrounds.
Win and manage local commercial accounts
Hire and lead crews of two to three technicians per truck
Schedule work, oversee quality, and track the numbers
Add trucks and territories as you grow
Semi-absentee ownership with a general manager is available only with franchisor approval.

The honest part
Three things to know before you go further.
Clear eyes before commitment
01 / SEASONALITY
It's seasonal, less than you'd think.
Residential demand peaks in spring and summer. Commercial contracts can run year-round, and Rolling Suds has added restaurant hood vent cleaning to help keep crews busy in colder months. Ask owners in climates like yours what their winters look like.
02 / FEES
The fees add up.
An 8% royalty, a 2% brand fund, a local advertising minimum, plus software, bookkeeping and call center fees. Rolling Suds argues the National Accounts program earns it. Ask current owners whether it does.
03 / MATURITY
The system is young.
Franchising began in 2022, and only 25 outlets had enough history to be included in the 2025 Item 19. Early systems can be an opportunity and a risk. We'll help you weigh both.

Who Rolling Suds fits.
This is a fit if:
You've run teams or a P&L and you're tired of making money for someone else
You'd rather sell to property managers than pressure-wash driveways yourself
You want to build a multi-truck, multi-territory company
You have $150,000 liquid and $600,000 net worth
This is not a fit if:
You want to buy yourself a job
You want a passive investment
You don't want to hire and lead crews
The Franchise Insiders
The franchisor will tell you why to buy. We'll help you decide whether you should.
We're franchise owners ourselves. Jack helped scale TheKey Home Care's franchise system from 30 to more than 250 locations and was on its leadership team through its private-equity sale. Jill spent fifteen years in marketing and enterprise sales, including at IBM and Wynn Las Vegas, before co-founding The Franchise Insiders. We also owned and sold a Pink's Window Services franchise, so we know exterior services from the inside.
We'll walk you through the Item 19 line by line, including the job-size table, check what's left in your market, and help you talk with current owners before you invest. If Rolling Suds isn't right for you, we'll tell you.

Our Team
We've owned franchises. Every one of us.
Most franchise consultants have studied FDDs and attended Discovery Days. Our advisors have also operated franchises. We've managed employees, navigated slow ramp-ups, and learned that a business can be easy to buy and hard to sell.
That operating experience changes how we help you evaluate an opportunity.
